Plan, prepare, and monitor annual CAM and CAPEX budgets; report and analyze variances
Manage and evaluate service providers (security, cleaning, maintenance, waste, recycling)
Oversee quality of contractor work and resolve deficiencies
Develop and execute annual preventive maintenance plans to extend equipment life and reduce CAPEX
Monitor utility consumption and prepare monthly reports (tenants and common areas)
Conduct annual tenders for key services and utilities to ensure cost efficiency
Implement operational and house rules; support tenants with cost and sustainability initiatives
Manage insurance processes (claims, reports, investigations, repairs, coordination).
Review tenant documentation and supervise fit-out works
Represent the landlord in technical inspections by city authorities
Ensure compliance with Health & Safety and legal standards (fire safety, sanitation)
Act as responsible person for fire safety
Coordinate daily operations with internal departments (Finance, Leasing, Marketing)
Drive improvements in environmental performance and ESG standards

Proven experience in property, facility, or technical operations management
Degree in Civil or Electrical Engineering
Fluency in English (written and spoken)
Proficient in Microsoft Excel (data analysis, budgeting, reporting)
Basic knowledge of AutoCAD
Understanding of building systems (electrical, HVAC, fire safety, etc.)
Strong organizational, communication, and problem-solving skills
Proactive and hands-on approach with the ability to work independently and cross-functionally
